You are not required to have an agent, but you should strongly consider it. Builder representatives work for the builder, not for you. An independent agent reviews the contract, negotiates on your behalf, and ensures you understand every clause before signing. My buyer representation costs you nothing; the builder pays my commission. Most importantly, you must register me before your first model home visit. If you walk in unregistered, the builder may refuse to allow agent representation later.
For a dirt start (new build from the ground up), expect 6 to 9 months depending on the builder, the plan, and current supply chain conditions. Quick move-in homes, also called spec homes or inventory homes, can close in 30 to 60 days since they are already under construction or complete. If you need to move quickly, I will help you identify which builders have the best quick move-in inventory.
HOA fees vary by builder and neighborhood within Floreo. As of mid-2026, typical community HOA fees range from approximately $75 to $150 per month, though exact amounts depend on your specific homesite and builder. These fees fund common area maintenance, amenity operations (once Echo opens), and community management. I can provide exact HOA figures for any home you are considering.
Yes. Property taxes in Maricopa County are based on assessed value and typically range from 0.6% to 1.0% of the home's assessed value annually. New construction homes are often taxed on the land value only for the first year, with a supplemental tax bill arriving once the completed home is reassessed. I can help you estimate total monthly ownership costs including principal, interest, taxes, insurance, and HOA fees.
You can absolutely use your own lender. However, builders often offer incentives (such as closing cost credits or rate buydowns) if you use their preferred lender or title company. These incentives can be worth thousands of dollars, but you should compare the total cost, including interest rate and fees, against what your own lender offers. I can help you run the numbers to determine which option saves you the most money.
Teravalis is located within the Buckeye Elementary School District (#33) for grades TK through 8 and the Buckeye Union High School District (#201) for grades 9 through 12. As the community grows, new schools will be planned in partnership with the districts. Arizona is a right-to-choose state, meaning families may also select from charter schools, private schools, online education, or homeschooling. Yes. Water sustainability is central to the Teravalis master plan. Howard Hughes has implemented drought-tolerant landscaping throughout, stormwater harvesting systems, wastewater reuse for irrigation, and water-efficient fixtures in all homes. The Echo Community Center achieved LEED Precertification with shade-integrated site planning to reduce heat island effects. Governor Katie Hobbs specifically praised these measures at the grand opening, noting that "growth cannot happen without water sustainability."
Builder contracts typically include estimated completion dates with built-in extensions for weather, material shortages, and other delays. These clauses vary significantly between builders. Some contracts allow indefinite extensions; others have hard deadlines with penalties. This is one of the most important sections to review before signing. I analyze these clauses for every builder at Teravalis and can explain exactly what protections you have, or do not have, in your specific contract.
Most builders allow rentals after a minimum occupancy period, typically 12 months. HOA rules may also restrict short-term rentals like Airbnb while allowing long-term leases. If investment potential is part of your decision, I will review the specific rental restrictions for your target builder and neighborhood before you purchase.
